Office space for lease and sale in Ottawa
Whether you have a suite to lease, a floor to sublease or an office building to sell, My Ottawa Agent helps landlords and owners across Ottawa and Eastern Ontario reach the right tenants and buyers, and helps businesses and professionals find, lease or buy the right office space.
The office market has changed, and so have the deals. Tenants have more leverage on rent, free rent and improvement allowances, and landlords need sharper pricing and better marketing to fill space. We help both sides understand true occupancy cost, from base rent and additional rent to parking, fit-up and term.
Local to your community. Beyond the city, we work with clients in Arnprior, Carleton Place, Perth, Smiths Falls, Kemptville, Rockland, Embrun, Hawkesbury, Brockville and the towns in between, with the same marketing reach and experience.
We cover downtown Ottawa and Centretown, the ByWard Market, Kanata North, Nepean and the Merivale and Hunt Club corridors, Orléans, Barrhaven and the office markets in the towns around the city.

How we market your property
How we market office space and office buildings
Whether you are leasing a suite, subleasing a floor or selling a building, we combine broad advertising with proactive marketing beyond the listing. For office buildings and investment properties, we help you prepare a professional investment pro forma, so prospective buyers can see the opportunity analytically: rents, lease terms, net operating income and cap rate.
Conventional inbound advertising
The essentials every listing should have, done properly: professional visuals, a detailed feature sheet and broad online exposure.
- An investment pro forma prepared with you, so buyers can evaluate the numbers
- Professional photography and drone aerial photography
- Floor plans, if you don't already have them
- A virtual tour, when the property calls for one
- MLS® and REALTOR.ca
- LoopNet and Spacelist commercial platforms
- Royal LePage Commercial network
- Featured on myottawaagent.com
- Our 6,000+ subscriber newsletter
Proactive marketing beyond the listing
A listing on its own waits for buyers to find it. We go further to put your property in front of the people most likely to act.
- Pre-market positioning, so serious buyers can act before the property goes public
- Matching your property with the buyers, tenants and investors we are working with
- Promotion to our 6,000+ subscriber commercial real estate newsletter
- Promotion in business and investor networks and social media groups
- Custom marketing campaigns, available when a property calls for them
Independent appraisals
When expectations differ, an independent appraisal helps
Our pro forma shows a property the way buyers and lenders will look at it. Sometimes a seller's expectations are different, and that's understandable. Our goal is to help you, not to argue about value.
When expectations and the pro forma don't line up, we recommend an independent appraisal by an accredited appraiser. An appraisal gives you an unbiased, third-party opinion of value, and it gives everyone involved the same set of facts to work from before the property goes to market.
It is especially valuable when more than one person makes the decision. For companies, non-profits and organizations with an executive team and a board of directors, we highly recommend it as the best way to build consensus among the decision makers.
When we recommend an appraisal
- Your price expectations differ from the pro forma
- There is more than one owner, partner or family member involved
- A board, executive team or committee must approve the sale
- Non-profits, charities and organizations that need an independent valuation on record
- Estates and any situation where an unbiased, defensible value protects everyone
OFFICE LEASING FOR LANDLORDS
Lease Your
Office Space
Finding the right tenant for your office space takes a competitive approach, a clear read on Ottawa’s office market and strong marketing. We position your space against the competition, promote it through MLS, LoopNet, Spacelist and our newsletter, match it with tenants we are working with, and negotiate leases with strong, qualified tenants.

PUTTING UNUSED SQUARE FOOTAGE TO USE
Benefits of Leasing
Extra Office Space
Extra office space that sits empty is lost income. Subleasing or leasing out surplus space can offset your costs while you grow into it, or turn excess space into a long-term revenue stream.
We recommend the right strategy, from short-term sublease to long-term lease, and handle the marketing and negotiation for you.
OFFICE LEASING FOR TENANTS
Leasing an
Office Space
Looking to lease office space for your business? We start with your headcount, budget, location and image, then search available office space across Ottawa, including Kanata North, downtown, Nepean and the airport area.
We compare rent and total occupancy cost, and negotiate free rent, improvements and flexibility so your lease supports your growth.

Office Real Estate in Ottawa FAQs
Should I lease or buy office space?
Buying an office condo or building builds equity and fixes your occupancy costs, while leasing preserves capital and keeps you flexible. We model both options so you can decide on real numbers.
What is the difference between gross and net rent?
Net rent is the base rent only, with operating costs and property taxes billed on top. Gross rent includes some or all of those costs. Comparing the total occupancy cost is the only way to compare offices fairly.
Can I sublease my extra office space?
Usually, with your landlord’s consent as set out in your lease. We review your lease terms, recommend the right approach and market the space to qualified subtenants.
Do you provide office real estate services outside Ottawa?
Yes. Along with the city of Ottawa, we serve Arnprior, Carleton Place, Almonte, Perth, Smiths Falls, Renfrew, Pembroke, Kemptville, Merrickville, Brockville, Prescott, Rockland, Embrun, Russell, Casselman, Hawkesbury and Alexandria and other communities in Eastern Ontario and the Ottawa Valley. Every property gets the same inbound and outbound marketing, including our 6,000+ subscriber newsletter. Custom campaigns can be added when a property calls for them.
Should I get an appraisal before selling my property?
We recommend an independent appraisal when your expectations don’t line up with our pro forma, and whenever more than one person makes the decision. For companies, non-profits and organizations with an executive team and board of directors, an appraisal provides an unbiased, third-party value that helps build consensus among the decision makers. Our goal is to help, not to argue about value.
How do you help buyers compare investment options?
As part of every investment analysis, we model the upside of each property, such as rents moving to market or vacant space being leased, against the improvement and capital costs needed to get there. Comparing options on cash flow, cash-on-cash return, ROI and IRR helps you forecast investment performance more accurately.
How long does it take to find and lease office space?
Plan for a few months from search to move-in, longer if you need improvements or a larger space. Starting early gives you more choice and stronger negotiating leverage.
What are tenant improvement allowances?
A tenant improvement allowance is money a landlord contributes toward building out your space. In today’s market these can be significant, and we negotiate them as part of every office lease.
Do I pay a fee to use a tenant representative?
In Ottawa commercial lease transactions, the tenant’s broker is commonly paid by the landlord. We confirm how fees work for your search before you start.
