Two yards with the same acreage can be worth very different amounts. These are the details we check on every site.
Zoning and permitted use
Outdoor storage is permitted in some industrial and rural industrial zones and not others, and the site plan may limit it further. We confirm it first.
Surface
Granular, asphalt or mixed. The base has to carry loaded trucks and equipment through the spring thaw.
Access and turning room
Entrance width, road load limits, truck routes and room for trailers to turn and back in.
Security
Fencing, gates, lighting, cameras and neighbours. Security drives insurance costs and peace of mind.
Services
Power for lighting and charging, water, and whether a small office or shop is allowed on site.
Environmental
Fuel storage, spill controls and past uses of the land. We recommend environmental review where it applies.
