Help for landlords leasing warehouses, flex units, shops and yards, from setting the rent to a signed lease with a strong tenant.
Leasing Your Industrial Property in Ottawa
For industrial landlords
Lease faster, to the right tenant, on the right terms
Ottawa has steady demand for industrial space, but every month of vacancy is lost income and every weak lease is a future problem. The goal is not only to lease the space quickly, but to lease it to a tenant who will pay, stay and look after the building.
We help landlords set the asking rent and terms using current market evidence, present the space well, and reach the businesses most likely to need it. Then we qualify tenants, compare offers and negotiate leases that protect your income and your property.

What we do
How we lease industrial space
Set the rent
Asking net rent, additional rent, incentives and term, based on current comparables for similar space.
Present the space
Photography, floor plans, specs and a clear feature sheet covering height, doors, power and yard.
Market it
MLS®, LoopNet and Spacelist, our newsletter, and matching with the tenants we are working with.
Qualify tenants
Business history, financials, use, and whether the use fits the zoning and your building.
Negotiate
Rent, escalations, improvements, deposits, guarantees, and use and restoration clauses.
Renewals
Planning for renewals and expansions early, so good tenants stay.
Protect the property
Industrial lease terms we pay attention to
Industrial tenants use buildings hard. Trucks, forklifts, outdoor storage and equipment can all leave damage if the lease does not set clear rules.
Market figures: Cushman & Wakefield, Ottawa Industrial MarketBeat, Q2 2026. Figures are asking rents and change each quarter; ask us for current comparables for your property.

Leasing Your Industrial Property FAQs
How do you set the rent for my industrial space?
We compare current asking and achieved rents for similar space nearby, adjusted for size, height, doors, power, yard and condition, and review incentives landlords are offering.
Who pays the leasing commission?
In most commercial leases the landlord pays the commission, often shared with the tenant’s broker. We agree the fee with you in writing before we start.
How do you qualify a tenant?
We review the business, its financial statements or credit, its references and how it will use the space, and suggest deposits or guarantees where the risk calls for them.
Should I offer free rent or improvements?
Sometimes a modest incentive leases the space months sooner and costs less than vacancy. We help you compare the options on net effective rent.
Can you help with a yard or land lease?
Yes. We lease outdoor storage yards and industrial land, with terms covering storage, access, surface maintenance and restoration.
