Selling an Industrial Property in Ottawa
For industrial owners
Preparing your industrial property for sale
Selling an industrial property is often one of the largest financial decisions an owner makes. It may be part of a business sale, a retirement plan, an estate or a move to a larger building. Each of these needs a different approach to timing, pricing and terms.
We start by understanding your goals, then help you evaluate the property the way buyers and lenders will: income, comparable sales, land value and the condition of the building. When expectations differ, or several people need to agree, we often recommend an independent appraisal so everyone works from the same facts.
Then we prepare the property, take it to market and negotiate a deal that closes. See our full industrial real estate services.

Questions we answer together
A good sale starts well before the sign goes up.
Sell now or later?
We look at the market, your leases and your plans, and whether timing would change the outcome.
Vacant or leased?
A vacant building appeals to owner-users; a leased one to investors. Sometimes a lease-back suits both you and the buyer.
What is it worth?
We evaluate value using best practices: income, comparable sales and land value. Where it helps, we recommend an independent appraisal.
What needs fixing?
Some repairs pay for themselves in price; others are better disclosed and priced in. We help you decide.
What documents will buyers want?
Surveys, leases, environmental reports, building plans, tax bills and operating costs. We help you assemble them early.
Taxes and structure
Share sale, asset sale or vendor take-back financing. We work alongside your accountant and lawyer.
How we market
Pre-market first, then the open market
For most industrial properties we start in the pre-market, presenting the opportunity to serious buyers before it is public. If the right buyer is not found, we bring the property to MLS®, LoopNet and Spacelist to create more competition.
Every property gets professional photography and drone images, a detailed feature sheet, and an investment pro forma prepared with you, so buyers can see the opportunity clearly. We match the property with the buyers we are working with and broker the deal through to closing.

Selling an Industrial Property FAQs
How do you value an industrial property?
We look at income, comparable sales and land value, and the cost to replace the building. We will not promise a sale price, but we help you evaluate value using best practices, and we often recommend an independent appraisal.
How long does it take to sell an industrial building?
It varies with the property, price and market. Well-prepared buildings priced on good evidence tend to sell faster. Buyer due diligence and financing usually add 30 to 90 days.
Can I sell my building and lease it back?
Yes. A sale-leaseback lets you release equity and stay in your building. It can appeal to investors because it comes with a tenant in place.
What is the pre-market?
The pre-market is the period before a property is publicly listed, when it is presented to serious buyers first. If it does not sell, it moves to the open market to create more competition.
Should I get an appraisal before selling?
When there are several owners, a board, an estate, or when expectations differ from the market evidence, an independent appraisal gives everyone the same facts.
